National Home sales were down 0.2% from the prior month to a seasonally-adjusted annual rate of 4 million, the National Association of Realtors. That was slightly less than the 1.2% decline economists surveyed. And is up 1.8% compared to August 2024. The median home price increased in August to $422,600, up 2% from $414,200 during the same month last year. That was still a bit shy of the record home-sale price of $435,300 in June, but was the highest-ever price for August. Home prices have soared 52% since August 2019. During the 3 months ended Aug. 31, the median sale price for luxury properties—defined as the top 5% of the market—increased 3.9% year over year to $1.25 million….that is double the rate of ‘desired’ inflation.
