Home Prices Are Rising

According to Case-Shiller year over year, home prices rose 3.9%, which is an increase from 3.7% in the November report. The Federal Housing Financial Agency (FHFA) which measures home price appreciation on single family homes with conforming loan amounts, reported that year over year home prices are up 4.7%, which is slightly stronger than the revised 4.5% in the previous report. Bottom line: Home prices are continuing to move higher and are rising around 4% year over year, which is solid home price appreciation. If we were to see 4% appreciation over the next 12 months that would mean that a home that was purchased for $600,000 would benefit from a $24,000 appreciation. (MBS Highway 02/25/2025)
