The housing market is shifting in meaningful ways as we move into the final stretch of 2025. Nearly all real-time price indicators—list prices, price per square foot, and even the median price of newly pending contracts—are now trending slightly below last year. This represents an important inflection point: today’s buyers are finding more options at more accessible price points than they saw in 2024.
At the same time, home sales are gaining momentum. We’re tracking more weekly pending contracts than in any November since 2021, driven by improving affordability, increased selection, and buyers finally re-entering the market after years of delayed decisions.
Inventory remains steady at roughly 817,000 single-family homes—about 16% higher than last year and back within the “old normal” range seen pre-pandemic. This level of supply is adding gentle downward pressure on prices, but it is also giving buyers the breathing room and choice they’ve been missing for years.
If mortgage rates hold at the lower end of their 2025 range, today’s momentum could set the stage for even stronger activity in 2026. However, with pricing pressure building and inventory expected to rise again after the holidays, sellers who list before the new year or early in Q1 will be positioned to lead the market rather than chase it.
