As of March 2026, the Sonoma County real estate market is moving into a dynamic spring season, defined by strengthening buyer demand, constrained inventory, and measured price appreciation. While price growth remains moderate rather than dramatic, median home values are holding steady with a slight upward trajectory, reflecting continued market resilience.

Overall, conditions are shifting toward a more balanced and sustainable pace compared to the heightened intensity of recent years. Even so, thoughtfully priced and well-presented homes continue to command significant attention, often attracting multiple competitive offers.

Well-priced homes tend to attract multiple offers —often selling significantly above the asking price. In fact, I’m aware of two properties that each received nine offers! At the same time, listings that had lingered on the market for months are now gaining traction, with many finally going into escrow.

Spring is an especially advantageous time to list, with homes historically commanding approximately 1.3% higher list prices, selling more quickly, particularly when location and presentation are well aligned. Contact me for more information on the value of your property.

What's Going on Across the Country with Insurance?

While some more affordable states have lower home prices, often they come with higher insurance costs. Aside from California’s higher insurance rates for fires and earthquakes, and Florida’s for hurricanes and flooding, Nebraska has some of the highest home insurance premiums in the U.S., with recent data ranking it among the top 5 most expensive states. Average premiums in Nebraska often exceed $3,500–$6,400 annually, roughly double the national average, driven by severe weather risks like hail, wind, and tornadoes. Hail damage causes an average of $8- $15 billion in property and crop damage annually in the US. Class 4 metal roofing, composite/synthetic tiles, rubber, and concrete tile roofing fare best in hail storms.
